Triad Quality Assurance
Commitment to our long-term quality assurance program begins with the management team and is stressed throughout the entire organization.
Constant feedback is requested from the Owner, Architect, and key Sub-contractors during the construction process to monitor and track the project. This is done in order to achieve success for all who are involved in the project. At the final completion and closeout of every project, a final assessment is done to make future improvements at Triad Construction Inc.
Training and continuing education are encouraged for all levels of employees to regularly upgrade and improve their skills. The owners at Triad Construction Inc. have the knowledge and skills needed to hire and retain the best employees. Triad requires that all employees emphasize strong work ethic, honesty, and integrity.
Triad Construction Inc. believes that if we do our job well in all phases of the project, we will have satisfied customers. This is why we will go to great lengths to monitor and respond to the ever-changing environment in the construction industry. A continuous effort is made to ensure that the completed project is within the guidelines the Owner has established.
Bid Phase
Project documents, if available, will be thoroughly reviewed during the bidding and estimating phase to avoid costly changes and clarifications as the project progresses. This results in fewer changes in work, which can negatively affect the cost and project schedule.
A bidder’s list is compiled by reviewing Triad’s established list of contractors to determine which will have the necessary experience to provide the work required on the project. In addition, if the Owner has any contractors they would like to have bid or work on the project, they will be added to the bidder’s list.
Factors that are taken into account in developing this bid invitation list include:
- Referral from the Owner.
- Has demonstrated financial stability.
- Experience in each division they bid.
- A strong reputation among contractors, owners, and suppliers.
- Past relations with Triad Construction Inc.
- Past performance and reliability.
- Available work force.
Triad constantly evaluates bidders and potential bidders. In addition, we continuously look for additional contractors that meet our criteria. Triad also generates interest in bidders through announcements in trade papers.
In order to ensure that bidders have adequate access to bid documents, we maintain a plan room at our office – located in West Allis. In addition, plans and specifications are available online for bidding purposes. Triad also offers electronic files to bidders interested in viewing plans and specifications in their own offices.
Pre-bid meetings and project walk-throughs are typically arranged with selected bidders to address key issues not addressed by the bid documents. Some, but not all, items include existing conditions, materials, staging areas, work area noise and dust limits, work hours, security issues, and Owner requirements. After the receipt and preliminary tabulation of bids, Triad Construction Inc. will contact selected bidders asking them to explain their bids to ensure document compliance. The goal is to understand each bid and clarify any possible errors or omissions prior to submitting the proposal. This will result in a smoother running project and makes the proposal as informative as possible. It also allows the Owner to avoid any potential misunderstandings and reduce the number of extras requested by the trade contractors.
Construction Phase
During the construction phase, the need for continuous project supervision is vital. This supervision includes but is not limited to:
- Continuous communication with everyone involved in the project including the owner, architect, all trade contractors, and vendors.
- Continuous observations of all work in progress to ensure compliance with contract documents
- Properly maintained and monitored projects schedules.
- Up-to-the-minute tracking of items with long lead times to prevent schedule disruption.
- Up-to-the-minute tracking of Owner and Vendor purchased items for scheduled installation.
- Appropriate test and examination of work in place.
- Final inspections and punch-lists.
This is achieved by utilizing the following:
- The constant awareness of project progression reveals whether or not contractors are living up to their quality and schedule commitments. This progression is documented by the use of memos, contact reports, daily reports, photos, meeting minutes (if applicable), etc. A project schedule is developed based on the needs of the project and the Owner. Meetings are held per project requirements.
- As the project nears completion, the superintendent or foreman performs what Triad calls a “rolling punchlist”. This is an ongoing process that involves the inspection of every area to be sure that it has been completed properly. This helps minimize the punchlist and final inspection performed by the project manager, architect, and/or Owner. In summary, Triad will implement steps for project completion so that the final product turned over to the Owner meets or exceeds his or her expectations.
- When the project is complete, closeout documents (as required) such as record drawings and operation and maintenance manuals will be given to the Owner. In addition, Owner training on new systems will be scheduled to allow the Owner to maintain the project for years to come.
